Frequently asked questions about Pillar and HUD financing

Answers for HUD/FHA lenders and for owners of multifamily and healthcare properties.

About Pillar

Is Pillar a lender?

No. Pillar does not make, fund or underwrite loans. Pillar sizes HUD/FHA deals, prepares lender-ready packages, and connects property owners with third-party HUD-approved lenders, who make all credit and underwriting decisions under HUD requirements.

Which HUD/FHA loan programs does Pillar support?

Pillar supports FHA 223(f) and 221(d)(4) for multifamily, and FHA Section 232 for healthcare and seniors housing, including skilled nursing, assisted living and residential care. Additional HUD/FHA programs are added as our lending partners need them.

For HUD lenders

What does Pillar do for HUD lenders?

Pillar is an AI-powered origination support company for HUD/FHA lenders. We find and engage property owners, size their deals against HUD program parameters, and deliver a draft term sheet and organized project file, so your team receives deals that are ready for underwriting.

How does Pillar size a HUD multifamily or healthcare deal?

Pillar's HUD-aware calculator sizes each deal against the constraints of the target program — debt service coverage (DSCR), loan-to-value or loan-to-cost, and debt yield — and reports which constraint limits the loan. Sizing takes minutes instead of days and is a starting point for the lender's own underwriting.

What is included in a Pillar deal package?

Each Pillar deal package includes an engaged property owner, a program-specific loan sizing, a draft term sheet, and the project information organized the way HUD applications require it.

Does Pillar replace our underwriting team?

No. Pillar automates the repeatable parts of origination — outreach, sizing and document drafting — so your underwriters spend their time on credit judgment, third-party reports and HUD submission.

How much can I borrow with a HUD loan?

The amount you can borrow with a HUD loan is the lowest of the limits set by the program's debt service coverage (DSCR), loan-to-value or loan-to-cost, and other program rules. Pillar runs your property against all of them and shows you which one sets your loan amount — free.

How long does a HUD loan take to close?

HUD loans take longer to close than conventional financing, and an incomplete application is the most common cause of delay. Submitting a complete, well-organized package from day one is the biggest factor an owner controls — that is what Pillar prepares.

What does Pillar cost?

Pillar's initial HUD loan sizing is free and carries no obligation.

What do I need to get started with a HUD loan?

To get started, you only need basic property information: type, location, number of units or beds, estimated value or project cost, and your goal. If the property fits a HUD program, Pillar tells you exactly which documents come next.
